What a retail or office permit package can include
Depending on the unit and agreed scope:
- existing and proposed tenant floor plans
- partition, door, ceiling and millwork/layout information relevant to the permit
- exit, occupant-load and life-safety information
- barrier-free route, entrance and washroom upgrades where applicable
- plumbing and HVAC/mechanical coordination within applicable scope
- permit submission support and municipal comment coordination where included
What we review before finalizing the fit-out
The proposed business model affects the permit drawings.
- whether the use is recognized as retail, office or another use for zoning/Building Code purposes
- public/customer areas versus staff-only areas
- entrances, exits and circulation
- barrier-free path of travel, counters and washrooms where applicable
- base-building HVAC, plumbing and fire/life-safety systems
- storefront, signage or exterior changes that may need separate approval

Common retail and office renovation questions
Does moving office partitions require a building permit?
It can. Partition changes can affect exits, accessibility, fire/life-safety systems and other regulated conditions.
Can an old retail store become an office without a change-of-use review?
Sometimes the change is straightforward, but existing and proposed use still need to be checked against zoning and the Building Code.
Can I use the landlord’s lease plan as the permit drawing?
A lease plan is useful for area and layout reference but usually does not contain all of the information needed for a building-permit submission.
Will the entrance or washroom need accessibility upgrades?
Possibly, depending on the building and extent/type of alteration. We review the applicable barrier-free requirements for the project.
Is storefront signage part of the building permit?
Sign approval is often a separate municipal sign-permit/bylaw process even when coordinated with the tenant renovation.
Can the same contractor drawings be used for the city?
Contractor/shop drawings can support the project, but permit drawings must meet the municipality’s submission and design-responsibility requirements.
Keep the permit and construction set aligned
Commercial fit-outs often evolve after pricing. If value engineering changes partitions, exits, washrooms or regulated building systems, the permit set should be reviewed before the contractor builds a materially different layout.

- photos of entrances, washrooms, ceiling/services and storefront
- any landlord criteria or municipal comments
