The exact sequence depends on the property, project type, municipality and written agreement. Some projects move directly into permit drawings; others need zoning, existing-condition work or independent consultants resolved first.
Project intake
Property address, project goals, existing drawings, survey if available, photographs and municipal correspondence.
Property & feasibility review
Review the information available and identify likely zoning, permit and existing-condition issues that can affect the project.
Written scope
Define what 828 Design will prepare, coordinate or submit, together with major exclusions and information still required.
Existing information
Use the appropriate survey, site measurements, existing drawings, client records or other information required for the agreed scope.
Permit design
Prepare the agreed plans, elevations, sections, details and other building-design information required for the project scope.
Technical coordination
Coordinate independent engineering or other regulated professional/trade information where the project requires it.
Permit package & submission
Where included, assemble the application package and submit through the municipality’s current process.
Municipal comments
Where included, review municipal comments, coordinate required project information and prepare revisions within the agreed service.
