Zoning check before permit drawings
A practical zoning check can identify whether the proposed use, building location, setbacks, lot coverage, height, parking or other site standards conflict with the applicable by-law. Where the proposal does not comply, the next step may be redesign, a minor variance / Committee of Adjustment application, or a larger planning approval depending on the issue.
What a zoning review can cover

A zoning answer is only as reliable as the property and proposal information being reviewed.

Zoning approval is not the same as a building permit
Zoning controls land use and development standards such as location, size, height and other property-specific rules. The building permit separately reviews the proposed construction against the Building Code and applicable law. A project may satisfy one review and still need changes or approval under the other.

Can you tell me exactly how much I can build?
Often we can establish the zoning envelope from the current bylaw and reliable property information, but easements, heritage, conservation, grading, site plan or other applicable-law issues may create additional constraints.
Is zoning the same across Ontario?
No. Zoning bylaws are municipal and property-specific. A setback or lot-coverage rule from one municipality should not be copied to another.
What if my proposal does not comply with one zoning rule?
A small project-specific deviation may be considered through a minor-variance process, while a more fundamental change may require a zoning bylaw amendment or redesign.
Can I rely on the real-estate listing’s zoning description?
No. A listing can be a starting clue, but current municipal zoning, site-specific exceptions and the actual proposed use should be verified.
Does an old variance automatically apply to my new project?
Not necessarily. The wording and conditions of the prior decision and the new proposal must be reviewed.
Should zoning be checked before permit drawings?
Yes where zoning could affect the footprint, height, use or layout. Early review can prevent detailed drawings from being developed around a non-compliant concept.
