Electrical & Lighting Layout Coordination
The service is matched to the actual project, municipality and information available before detailed permit documentation is finalized.
What does this service need to solve?
A municipal building permit does not cover electrical work. 828 Design can coordinate Building Code-related lighting/power information within the applicable design scope, while the electrical contractor or other responsible party handles the separate ESA process and electrical installation obligations.
Technical permit information must match the project and the professional responsibility being accepted. 828 Design coordinates building-design documentation within applicable scope and identifies when independent regulated professionals are required.
What changes the scope of Electrical & Lighting Layout Coordination?
The same project name can require different drawings and approvals on different properties. These four checks help define the real permit problem before the set is developed too far.
Accepted responsibility
The service must match the applicable BCIN qualification or the independent professional taking responsibility.
Existing information
Reliable measurements, base drawings, equipment data or consultant information may be needed before coordination.
Cross-discipline impact
Structural, mechanical, plumbing, electrical and architectural information can affect one another.
Permit integration
Technical sheets need to coordinate with the main permit set instead of being prepared as disconnected documents.
What the project package may need to communicate
The exact documents depend on the property, building, proposed work, municipality and professional scope. A coordinated set should explain the work clearly enough for the applicable review.
Base drawings
Use coordinated architectural or measured information as the reference for technical work.
Technical layouts
Show equipment, systems, structural elements or permit information relevant to the accepted scope.
Schedules & notes
Provide project-specific data and notes required to explain the coordinated permit design.
Sections & details
Use sections or details where plan views alone cannot communicate the condition.
Consultant information
Integrate independent professional input where the project legally requires it.
Permit-set coordination
Check that technical information aligns with the building permit drawings and current project revision.
Electrical & Lighting Layout Coordination: project-specific permit considerations
What layout coordination can include
Depending on the permit scope, coordination can include:
- lighting and power locations relevant to the building design
- exit/emergency lighting or detection-related information where applicable to the accepted Building Code scope
- equipment power-location coordination with mechanical and plumbing drawings
- coordination around reflected ceiling plans, room layouts and accessibility requirements
- locations of electrical rooms/panels or major equipment for permit coordination
- responses to municipal building-permit comments within the accepted design scope
Building permit and ESA approval are separate
The Electrical Safety Authority states that a building permit does not cover electrical work and that almost all electrical work requires a separate ESA notification. When an electrical contractor is hired, the Licensed Electrical Contractor is responsible for the required ESA notification for the work they perform.
What 828 Design is not providing
This service is not an offer to perform electrical installation, act as a Licensed Electrical Contractor, replace an ESA plan review, or provide professional electrical engineering unless an independent appropriately licensed engineer is separately retained for that scope.
Why coordination still matters
Even though the approval streams are separate, the building drawings and electrical layout interact with exits, accessibility, millwork, mechanical equipment, ceiling systems and life-safety features. Coordinating the layouts before construction reduces clashes and inconsistent permit information.
How the permit drawing service moves forward
A clear sequence helps separate feasibility, design, documentation and municipal review without implying that any approval result is guaranteed.
Property / Project Review
Review the address, proposed work or use, available drawings and the main zoning/permit questions.
Existing Information
Confirm the measurements, survey/base-building information, photographs or consultant inputs needed for the accepted scope.
Permit Documentation
Prepare and coordinate the drawings and supporting information included in the written service agreement.
Submission / Review
Support the agreed municipal submission or comments process; added revisions and new requirements are handled as separate scope where applicable.
What to send for a project review or quote
Good starting information helps identify the correct service and avoids guessing about the building or property.
- property address and municipality
- building type and proposed use
- floor plans and reflected ceiling plan if available
- mechanical/plumbing equipment requiring power coordination
- existing electrical information if relevant
- any municipal or ESA comments already received
The issued permit is the construction reference.
Contractors and owners remain responsible for construction, site safety, inspections and building in accordance with the issued permit documents. Material field changes should be reviewed before they are constructed because revised drawings, engineering or municipal approval may be required.
Connect the project to the right permit services
Use descriptive related-service links to move from the broad project question to the specific zoning, drawing or technical service that applies.

Does the city building permit approve my electrical installation?
No. ESA’s electrical notification and inspection process is separate from the municipal building permit.
Can 828 Design take out the ESA permit for my electrician?
The person performing the electrical work is responsible for the required ESA notification process. When you hire a Licensed Electrical Contractor, that contractor handles the notification for its work.
Can you show lights, switches and receptacles on the permit drawings?
Yes where those locations are part of the accepted building-design/coordination scope, but the installation must still comply with the Ontario Electrical Safety Code and ESA requirements.
What if the project requires electrical engineering?
Then the appropriately licensed professional must take responsibility for that engineering scope. 828 Design can coordinate the drawings if included.
Do commercial projects need ESA plan review?
Some projects or installations may trigger additional ESA requirements. The electrical contractor/engineer should confirm the current ESA process for the actual work.
Can electrical layouts be coordinated with HVAC and plumbing?
Yes. Integrated MEP coordination is useful where equipment, ceilings, shafts and service routes overlap.
What information is needed before technical coordination starts?
The required inputs depend on the service but can include architectural base drawings, site measurements, equipment information, existing system data and the current permit scope.
Is professional engineering included automatically?
No. Where Ontario law or the project requires a Professional Engineer, engineer, surveyor or other regulated professional, that professional remains separately responsible for their work.
