What BCIN permit drawing services can include
The exact drawing set depends on the building and permit scope. A typical package can include:
- existing and proposed floor plans, elevations and sections
- site and zoning information needed for the building-permit package
- Building Code information, construction assemblies and permit details relevant to the accepted scope
- structural, HVAC, plumbing or lighting/power information where the work falls within the applicable qualification
- coordination with an independent architect, professional engineer or other specialist where the project legally requires one
- permit submission and municipal-comment coordination where included in the agreement
BCIN is qualification-specific, not project-wide authority
Ontario uses different qualification categories for different design activities and building types. A project can involve more than one category, and some buildings or technical systems require other licensed professionals. Before accepting a file, we confirm what 828 Design can take responsibility for and what must remain with another provider.
Why a permit set is more than a drafting exercise
Permit drawings have to communicate a coordinated design that the municipality can review. Dimensions, assemblies, exiting, fire/life-safety, structural information, plumbing/HVAC information and applicable-law items can interact. Reproducing a sketch in CAD without resolving those relationships is not the same as preparing a permit-ready design.
When another professional may be required
Professional engineering, architectural services, land surveying, geotechnical work, fire-protection design or other specialist services can be required depending on the project. Where that happens, 828 Design can coordinate the permit package when included, while the appropriately licensed professional remains responsible for their own work, opinions, calculations, seals and field-review obligations.
Common questions
Can you put a BCIN number on drawings prepared by someone else?
Not automatically. Third-party drawings must be reviewed in a defined scope, corrected as necessary and accepted by a qualified 828 designer before any responsibility is taken. We do not provide a blind or rental “stamp.”
Does BCIN replace an architect or professional engineer?
No. BCIN qualification and professional architectural/engineering licensure are different legal frameworks. The required provider depends on the building, design activity and applicable law.
Can BCIN permit drawings be used for commercial work?
Some commercial or industrial work can fall within qualified designer scope, while other projects require an architect, professional engineer or additional disciplines. We confirm that before accepting the project.
Will the city approve drawings because they have a BCIN?
No. Municipal building officials independently review permit applications for Building Code and applicable-law compliance. No designer can guarantee approval.
Can 828 Design handle permit comments after submission?
Yes, where resubmission support is included. Comments are reviewed against the accepted scope; changes outside that scope or caused by owner redesign can require additional services.
Do I need drawings before asking for a quote?
No. Existing drawings help, but an address, project description, photos and any municipal correspondence are enough for us to determine the next step in many cases.
