Office Tenant Fit-Out Design

Office Permit Design

Permit drawings for office fit-outs and renovations, including partitions, meeting rooms, staff areas, exits, accessibility and affected building systems.

Quick answer: Office renovations can require a building permit when the layout or regulated building systems change. Even apparently simple partition work should be checked for exits, accessibility, fire/life-safety and base-building impacts.

What an office permit package can include

Depending on the fit-out:

  • existing and proposed office floor plans
  • partition, door and room-use information
  • exit and occupant-load information where required
  • barrier-free route and washroom upgrade information where applicable
  • HVAC/mechanical and plumbing coordination within applicable registered scope
  • permit submission support and response to municipal comments where included

What we review before office partitions are finalized

Partitions affect more than privacy.

  • recognized office use and zoning
  • exit access and travel paths
  • meeting/training rooms that can change occupant conditions
  • barrier-free entrance, route and washroom requirements
  • ceiling, sprinkler/fire-alarm and HVAC impacts of new rooms
  • base-building/landlord criteria and existing permit information

Office layout changes can affect base-building systems

New rooms can conflict with diffusers, return air, sprinklers, alarms, lighting and ceiling systems even when the walls themselves are non-structural. We coordinate the permit layout so those conflicts are identified before construction.

Common office-permit questions

Do movable workstations require a building permit?

Furniture alone is different from fixed construction, but the final arrangement must not compromise exits or required clearances. New fixed partitions and regulated alterations can require a permit.

Can I add meeting rooms anywhere?

Not automatically. New rooms can affect exit access, ventilation, sprinklers/alarms and accessibility.

Does an office need an accessible washroom?

The requirement depends on the building and alteration scope. We review the project-specific barrier-free requirements.

Can an old retail unit become an office?

Potentially, but zoning/use and Building Code implications should be checked before assuming the conversion is permit-neutral.

Can the landlord’s ceiling plan be reused?

It can be coordinated as base information, but the proposed rooms may require updates to mechanical, life-safety and other systems.

Can construction start before the permit arrives?

Permit-required fit-out work should wait until the permit is issued.

Keep the built office consistent with the approved plan

Late partition changes can alter exit routes and building-service coordination. Material field changes should be reviewed before they are built.
