What SB-12 coordination can include
For an applicable project, 828 Design can coordinate:
- the selected energy-efficiency compliance approach for the permit package
- building-envelope information such as insulation and assembly values used by the design
- window, door and other fenestration information relevant to the selected path
- HVAC/equipment efficiency information where it forms part of the compliance package
- consistency between energy documentation, plans, sections and construction notes
- responses to municipal energy-efficiency comments within the accepted scope
SB-12 must match the actual drawings
Energy documentation is only useful when it agrees with the permit set. Wall/roof assemblies, windows, equipment and other inputs should not conflict with the architectural/building, mechanical or specification information. If the design changes after the energy package is prepared, the compliance documentation may also need revision.
Not every renovation is the same energy-compliance problem
New housing, additions, alterations and changes to existing buildings can be treated differently under the Building Code. We confirm the applicable requirements for the project rather than applying one generic SB-12 checklist to every residential permit.
Why early coordination helps
Energy choices can influence wall thickness, glazing, mechanical equipment, construction cost and available design options. Resolving the compliance approach before permit submission reduces the risk of a late redesign caused by inconsistent envelope or mechanical assumptions.

Does every residential renovation need a full SB-12 package?

Can SB-12 affect window and insulation choices?
Yes. The selected compliance approach can depend on building-envelope and equipment characteristics, so those choices should be coordinated with the permit design.
Is SB-12 the same as an energy audit?
No. It is Building Code energy-efficiency compliance documentation for applicable housing projects, not a general home-energy audit or utility incentive assessment.
Can you revise SB-12 if I change windows or HVAC equipment?
Yes, but material design changes can require the compliance documentation to be recalculated or re-coordinated before resubmission/construction.
Does SB-12 guarantee the home will have a specific utility bill?
No. Code compliance is not a guarantee of actual energy consumption, which depends on construction quality, occupancy, equipment operation, weather and other factors.
