Pharmacy Tenant Improvement Design

Pharmacy Permit Design

Permit drawings for pharmacy tenant improvements, coordinated with the pharmacy operator’s accreditation floor-plan requirements and the municipal building permit.

Quick answer: A pharmacy opening can involve two separate plan streams: municipal building-permit approval for the premises and pharmacy accreditation requirements administered by the Ontario College of Pharmacists. The operator remains responsible for accreditation while we coordinate the physical permit design.

What pharmacy permit drawings can include

Depending on the unit and agreed scope:

  • existing and proposed tenant floor plans
  • public retail/waiting, dispensary and support-area layouts
  • consultation/privacy-room coordination based on operator requirements
  • washroom, accessibility and exit information
  • plumbing/HVAC/mechanical coordination within applicable registered scope
  • building-permit submission support where included

What we need from the pharmacy operator before finalizing the plan

The permit plan and accreditation plan should describe the same real space.

  • zoning/use and whether the existing unit needs a use review
  • accredited pharmacy area and dispensary boundaries
  • required sinks, consultation/privacy area and compounding information supplied by the operator
  • customer/staff circulation and barrier-free access
  • washrooms, plumbing and mechanical needs
  • landlord/base-building constraints and security/partition requirements supplied by the pharmacy operator

Ontario College of Pharmacists floor-plan coordination

Current Ontario College of Pharmacists guidance for opening, purchasing or relocating a community pharmacy requires a pharmacy floor plan showing items such as the accredited area, dispensary area, required sink locations, private consultation area and compounding information where applicable. 828 Design can coordinate those operator-supplied accreditation requirements with the municipal permit layout, but OCP accreditation remains a separate process.

Common pharmacy permit questions

Does the building permit also approve the pharmacy licence/accreditation?

No. Municipal building approval and OCP pharmacy accreditation are separate.

Can the same floor plan support both processes?

The drawings can be coordinated, but each authority has its own required information and review.

Do sink and consultation-room locations matter early?

Yes. They can affect plumbing, privacy, circulation and the dispensary layout, so they should be coordinated before the permit set is finalized.

Can a former retail unit become a pharmacy?

Potentially, but zoning/use, accessibility, plumbing and the accreditation layout should be checked first.

What if the pharmacy includes compounding?

The operator should provide the applicable OCP/operational requirements so the physical room and building-service implications can be coordinated. Specialized design outside 828’s scope remains with the appropriate provider.

Should I wait for OCP before starting the building permit?

The processes can often be coordinated, but the operator should confirm the current OCP submission sequence and requirements for the specific application.

Keep accreditation and permit changes synchronized

If the dispensary, sinks, consultation area or other fixed layout changes after one submission has been prepared, both the municipal permit documents and accreditation plan may need to be reviewed so they do not conflict.

What to send for a quote

  • property address and unit number
  • new, purchased/renovated or relocated pharmacy status
  • existing lease/base-building plan
  • operator’s preliminary dispensary/accreditation requirements
  • compounding type, if any, as identified by the pharmacy operator
  • photos of the unit, washrooms and service areas
Project-specific scope matters. 828 Design does not provide pharmacy accreditation or professional pharmacy advice. We provide building-permit design within applicable registered qualifications and coordinate physical-layout information supplied by the pharmacy operator and other responsible professionals.
