Permit Comments & Resubmission Support
Drawing revisions and coordinated resubmission support after a municipality issues building-permit or planning comments. We separate comments within 828 Design’s scope from items that belong to the owner, contractor or another consultant.
What 828 Design can do after comments arrive
Where the original/ongoing design scope is ours, support can include:
- review and organize the municipal comment letter
- identify which comments affect 828 Design drawings
- revise drawings and design notes within applicable scope
- coordinate required responses from structural, HVAC, plumbing or other consultants
- prepare a response/resubmission package showing how comments were addressed
- submit revised materials where application support is included
What we need before revising anything
We do not want to respond to one screenshot while missing the rest of the examiner’s comments.
- complete comment letter or portal download
- current application number and municipality
- exact drawing set currently under municipal review
- all consultant comments issued in the same review round
- client-requested design changes that are separate from municipal comments
- resubmission deadline, fees or portal instructions if provided
Resubmit as one coordinated package
Municipal planning systems increasingly expect complete resubmission packages. Toronto’s current Application Submission Tool instructions, for example, tell applicants to submit revised materials as a complete package addressing all comments and to clearly show how the proposal was revised. Even where another municipality uses a different portal, the coordination principle is the same.
Common permit-comment questions
Does a comment letter mean my permit was refused?
Not necessarily. Many applications receive technical comments that must be answered before review can continue.
Are city-requested revisions included for free?
That depends on the signed 828 Design agreement. Municipal clarification within scope is different from client-requested redesign or new work.
Can I send revised drawings directly to the examiner myself?
You can communicate with the municipality, but sending an uncoordinated drawing set can create version conflicts. The project team should agree on the resubmission package.
What if the comment belongs to another consultant?
We coordinate the response where included, but the responsible consultant must revise and take responsibility for their own professional/design work.
Can comments reveal that additional work is needed?
Yes. Review can identify missing site information, new studies, separate approvals or design issues that were not part of the original scope.
Will the next submission definitely be approved?
No. A complete response improves the review process, but the authority may issue further comments if questions remain or the revised design introduces new issues.
Keep a clean revision record
Every resubmission should use consistent dates, revision notes and consultant information so the municipality can understand what changed. This also helps the contractor avoid building from an obsolete drawing set later.
