What 828 Design can prepare and coordinate
Depending on the property and consultant team:
- existing-condition drawings and photographs for design coordination
- proposed floor plans, elevations and sections
- details showing how additions/openings/exterior changes relate to the existing building
- building-permit drawings coordinated with the heritage-approved design
- drawing revisions responding to municipal heritage comments
- coordination with a qualified heritage consultant where a heritage impact assessment or specialized heritage opinion is required
What should be confirmed before exterior design is finalized
The first question is the property’s actual heritage status and protected attributes.
- individual designation, heritage conservation district status or other municipal register information
- heritage attributes identified in the designation/bylaw or district plan
- which proposed alterations are visible from/external to the protected property
- demolition/removal or addition implications
- municipal heritage submission requirements
- need for a heritage consultant, conservation specialist or other professional report
Heritage approval and building permit are separate
For an individually designated property, section 33 of Ontario’s Heritage Act restricts alterations likely to affect the identified heritage attributes unless municipal consent is obtained. Properties in a designated heritage conservation district can also require a heritage permit for alterations covered by the district framework. The final building-permit drawings should match the heritage approval.
Common heritage-project questions
Does being on a heritage register mean I cannot renovate?
No. Heritage status does not automatically prohibit change, but it can affect the approval process and how alterations are designed.
Can 828 Design prepare a Heritage Impact Assessment?
We provide building-design/drawing coordination. Where the municipality requires a specialized heritage impact assessment or professional heritage opinion, that work should be completed by a qualified heritage consultant.
Do interior renovations require heritage approval?
The answer depends on the designation and applicable heritage framework. Exterior and identified heritage attributes are common triggers; the specific property documents must be reviewed.
Can I replace heritage windows with any new window?
Not safely as a general rule. The protected attributes, district guidelines and municipal approval should be checked before specifying replacements or altered openings.
Can heritage approval be obtained after construction starts?
Required approvals should be obtained before regulated alterations are carried out. Starting first can create enforcement and redesign risk.
Does heritage approval mean the Building Code permit is automatic?
No. The heritage process and building-permit review are separate and both may need to be satisfied.
Carry the approved heritage design into the permit and construction set
Changes in materials, openings, rooflines or exterior details after heritage approval should be reviewed before construction. A contractor substitution can create a heritage issue even if the structural permit intent appears unchanged.
