Third-Party Permit Drawing Review

Review of permit drawings prepared by another designer where an appropriately qualified 828 Design practitioner is legally permitted and willing to take responsibility for the accepted final design. This is a professional review service, not a blind BCIN stamp.

Quick answer: 828 Design will not simply add a BCIN number to drawings because they already look complete. Before responsibility is accepted, we must understand the project, review the relevant design work, require corrections where needed and be satisfied that the final documents are within our qualification and agreed scope.

What the review process can include

A third-party review can involve:

  • review of the building type, proposed use and required qualification categories
  • review of drawings, dimensions, Code data and key design assumptions
  • comparison against available survey, existing-condition and permit information
  • written correction comments and required revisions
  • coordination of missing structural, HVAC, plumbing or other professional information
  • final review of the corrected set before any 828 responsibility is accepted

Why a review can require redraw or site verification

A drawing set can be visually polished and still contain incorrect assumptions, missing dimensions, uncoordinated details or an inaccurate existing-condition base. If the design cannot be responsibly verified from the supplied material, we may require source files, site measurements, additional calculations or partial/full redraw before proceeding.

When 828 Design may decline the file

We can decline work that is outside our qualification, incomplete, unsafe, misleading, too far advanced for a responsible review, based on unreliable existing conditions, or dependent on professional services that have not been provided. The review fee compensates the review work; it does not guarantee that a drawing set will be accepted for responsibility.

Engineering and other professional seals remain separate

If the third-party package contains or requires professional engineering, the responsible licensed engineer must prepare, supervise, review and seal the engineering work in accordance with their professional obligations. A BCIN review does not transfer an engineer’s responsibility to 828 Design.

Common questions

Can you just stamp drawings my drafter prepared?

No. We can review them, but responsibility is accepted only after the work has been adequately reviewed, corrected and brought within the applicable qualification and written scope.

Do I have to pay if the drawings are rejected?

Yes, if a review service was performed. The review fee is for the professional time spent assessing the file and identifying what is required; acceptance is not guaranteed.

Will you edit the drawings for me?

We can quote revisions or redraw separately if the file format and project allow it. Extensive correction can be more efficient as a new permit-design scope.

Do you need CAD/Revit source files?

Editable source files are often helpful and may be required for substantial revisions. PDFs alone may be sufficient for an initial review depending on the project.

Can you review drawings after the city has already commented?

Yes. Send the full submission plus the municipal comments so the review can address both the drawings and the authority’s concerns.

Does your review guarantee permit approval?

No. The municipality independently reviews the final permit submission and can request additional information or revisions.

Review, correction and re-review fees are separate from any other design or coordination work.
