Plumbing Building-Permit Design

Plumbing Permit Drawings

Plumbing permit drawings for qualifying residential, commercial and other Ontario building projects, prepared within the applicable BCIN plumbing qualification and coordinated with the proposed floor plan, fixtures, services and other disciplines.

Quick answer: Plumbing design responsibility is qualification- and project-specific. 828 Design can prepare permit plumbing information within the applicable registered scope; site servicing, fire protection, process systems or professional engineering remain separate where required.

What plumbing permit drawings can include

The permit scope can vary widely, but may include:

  • plumbing fixture layouts and connection information
  • sanitary drainage and venting layouts
  • water-distribution information relevant to the building permit scope
  • riser, schematic or isometric information where required for the project
  • coordination of plumbing walls, shafts, floor penetrations and equipment
  • coordination with architectural/building design, HVAC and structural information

The building type changes the plumbing scope

A house renovation, restaurant, clinic and industrial unit can have very different plumbing demands and Code issues. Fixture counts, occupancy, commercial equipment, grease/oil handling, backflow protection, service capacity and municipal servicing can introduce requirements outside a simple interior plumbing layout.

Interior plumbing and site servicing are different scopes

Building plumbing drawings do not automatically include municipal water/sewer service design, civil site servicing, fire-suppression systems or utility approvals. If the project reaches into those areas, the responsible civil, fire-protection or professional engineering provider may need to be involved.

Coordinate plumbing before the floor plan is frozen

Plumbing affects washroom locations, floor elevations, slab penetrations, ceiling space and mechanical-room planning. Early coordination is especially important in restaurants, clinics, additional dwelling units and renovations where existing drain locations or service capacity can control the layout.

Common questions

Do I need plumbing drawings for a basement apartment?

Often yes when fixtures, drains, vents or water distribution are added or altered. The municipality may require plumbing information as part of the building-permit package.

Can you prepare plumbing drawings for a restaurant?

Potentially, depending on building scope and qualification. Food-service projects may also involve grease management, public-health and mechanical requirements that must be coordinated separately.

Does a plumbing permit drawing include the plumber’s installation work?

No. The permit design communicates the intended compliant system. The contractor remains responsible for installation, workmanship, testing and required inspections.

Can you design new municipal water and sewer connections?

That is a separate site-servicing/civil scope and may require additional professionals and municipal approvals. We identify that boundary during scoping.

What if existing drains are not where the drawings assumed?

Concealed existing services are common renovation risks. The actual condition should be documented and the affected design reviewed before construction continues.

Can plumbing be coordinated with HVAC and electrical in one package?

Yes. For projects with several technical disciplines, the MEP coordination service is designed to align those drawings and reduce conflicts.

What to send for a quote

  • property address and municipality
  • building type and proposed use
  • existing/proposed floor plans
  • fixture/equipment list where known
  • existing plumbing drawings or photos of visible services if available
  • municipal permit comments or servicing information already received
Plumbing scope must be defined before design responsibility is accepted. 828 Design provides plumbing permit design only within the applicable registered qualification and written scope. Site servicing, fire protection, process piping and professional engineering are separate where the project requires them.
